Substantial alterations to a town centre Listed Building. The original building had been fitted out for office use and the initial works included substantial works to remove asbestos and delicate strip out works to maintain the fabric of the Listing.

New individual mains services were bought into the building through a dedicated service duct. The brief amounted to the construction of 12 no. one bedroom flats for student use, in connection with Essex University.

The whole project was carried out within budget and to a tight contract programme.
